Complete Overhaul
of a Rental Property

This project in Charlton was a comprehensive overhaul of a 3-bedroom flat carried out for a landlord — combining a Velux loft conversion with a complete internal refurbishment from top to bottom. The property was fully stripped out before any new work began, giving a clean base to work from and ensuring nothing was patched over or covered up.

Velux Loft Conversion

The loft was converted using Velux rooflights, creating a habitable room without altering the roofline — keeping the project within permitted development and avoiding the need for a planning application. New stairs were installed to provide proper access, with the staircase designed to comply with building regulations on headroom, pitch, and fire escape requirements. The loft room was insulated, boarded, plastered, and decorated as part of the wider refurbishment programme.

Full Internal Refurbishment

The entire flat was stripped back to allow a full rewire and full replumb — both carried out by qualified tradespeople and notified to building control. Starting from scratch on the electrics and plumbing meant the landlord received a property with up-to-date systems rather than a patchwork of old and new, which is always the better long-term investment for a rental property.

New laminate flooring was installed throughout, new internal doors and woodwork fitted across all rooms, and the entire flat was replastered before decoration. Internal alterations were made to improve the layout and flow of the property. The finish throughout was specified to perform well in a rental context — durable, clean, and easy to maintain between tenancies.
