This project in Eltham was one of the most comprehensive we have delivered — three major scopes of work carried out on a single property as a single managed project. Wraparound extension on the ground and first floors, a dormer loft conversion with Juliet balcony, and a full internal refurbishment from top to bottom. The result is a home that has been fundamentally transformed in both size and quality.
Wraparound Extension
The ground floor rear and side extension created a large open-plan living, dining, and kitchen space running across the full rear and side of the property. The side extension on the first floor added a dedicated home office and a utility and laundry room — practical spaces that the original layout couldn't accommodate — as well as an enlarged kitchen footprint below.
Combining rear and side into a single wraparound build allowed us to maximise the ground floor footprint in a single programme of work, avoiding the disruption and cost of two separate projects. The structural work involved multiple steel beam installations and careful coordination with the existing building fabric throughout.
Dormer Loft Conversion
The loft was converted with a full rear dormer, creating a master bedroom suite with en-suite bathroom. A Juliet balcony was fitted to the dormer elevation, bringing in natural light and giving the bedroom an elevated feel that transforms what would otherwise be a straightforward loft room into something genuinely special.
The conversion was built to full building regulations — new floor joists, structural steels, properly insulated walls and roof, mains-wired fire alarm, and a protected fire escape route throughout the staircase. Building control sign-off was obtained on completion.
Full House Refurbishment
Running alongside the structural work, the entire interior of the property was refurbished. A new kitchen was fitted with the benefit of the enlarged footprint created by the extension. Three bathrooms were fully stripped and refitted — the master en-suite in the loft, a family bathroom, and a ground floor WC — all tiled, fitted, and plumbed to a high standard.
Decorative paints were used throughout the property, with careful specification of finish levels by room — from durable, wipeable finishes in high-traffic areas to specialist decorative treatments in key rooms. Every surface was properly prepared before any paint was applied, which is what separates decoration that lasts from decoration that deteriorates.
